“Transformational” East London neighbourhood to deliver over 3,000 new homes

Putting the property ladder within reach for first-time buyers in the capital, L&Q is marketing a selection of one- and two-bedroom Shared Ownership apartments at Beam Park.

A “transformational” new neighbourhood in East London, Beam Park is a purpose-built new community, where the borders of Rainham and Dagenham meet.

L&Q is marketing a selection of one and two-bedroom homes at the development, ideal for professionals, couples and families alike. The contemporary homes are surrounded by both pockets of open space and amenities, all within a 22-minute journey to Fenchurch Street from nearby Dagenham Dock station.

Claire Brenlund, sales and marketing director for L&Q, commented: “Our one- and two-bedroom Shared Ownership apartments at L&Q at Beam Park offer first-time buyers a fantastic opportunity to invest in a home at an exciting and transformative new development.

“Once complete, Beam Park will be a vibrant neighbourhood of over 3,000 new homes, alongside new commercial amenities and green spaces.”

Homes at Beam Park have been designed to support residents to lower their eco-footprints and reduce their energy bills. Each property benefits from energy efficient glazing, heating and lighting, plus “excellent” levels of insulation, whilst solar panels on rooftops generate clean energy.

New residents moving to L&Q at Beam Park join an “already flourishing” community which will soon benefit from an array of new amenities. For families, this will include a new primary school which is due to open in September 2024, as well as a new medical centre, multi-faith space, gym and leisure facilities also included in the masterplan.

Already on-site is a nursery, as well as an outdoor basketball court/games area. A brand-new Sainsbury’s Local is due to open in October, providing a one-stop shop for all the essentials.

Beam Park is home to 17 acres of green space. Also located nearby are the Beam Valley Country Park, Rainham Marshes and The Chase Nature Reserve which has playing fields, a skatepark and an outdoor recreation centre. For retail needs, Lakeside Shopping Centre has over 250 shops, 50 cafés and restaurants and a seven-screen Vue cinema.

For transport connections, L&Q’s residents at Beam Park can access the rest of the city via Dagenham Dock or Rainham stations. By train, journeys to Canary Wharf and Westminster take 24 and 35-minutes, respectively.
