Dolphin Living and Moxon Street combine to bring affo…

Dolphin Living, a provider of intermediate affordable housing, has exchanged contracts with Moxon Street Residential for the purchase of the long leasehold of 25 affordable homes at Marylebone Square.

Kier will deliver the project, Concord London is acting as the development manager while E8 Architecture will design it. Planning permission was granted in 2016 and basement and superstructure construction has now been completed.

Located in the heart of Marylebone

The development is a £106m mixed-use scheme at the former Moxon Street carpark. It is minutes away from Marylebone High Street and sits behind an art-deco-style façade.

Once complete it will be a go-to community destination with community spaces and a health club. The Farmers Market will continue training and the local school will have access to the hall.

Marylebone Quare will allow workers to live in one of the city’s most upscale areas for an affordable price. The homes will include one to three bedrooms with rent from £180 per week. Those living or working in the borough will have exclusive access once on the market in Q3 2023.

It will contain commercial units at street level with the residential offering above. There will be on-site parking in the basement levels for private residents and visitors.

Olivia Harris, chief executive of Dolphin Living, said: “We’re pleased to be delivering much-needed intermediate rental housing in Marylebone in partnership with Moxon Street Residential.”

“The pandemic, followed by the cost-of-living crisis, has left many of London’s workers struggling to afford to live within a reasonable commute of their workplace. Rents are rising more quickly than wages and families are preparing for higher than ever energy bills this winter.”

“We must not sit by while those who kept the city running throughout the pandemic are left struggling. It is our turn to support them by tackling the root issue and providing genuinely affordable homes in the centre of the city. We’re pleased that the homes at Marylebone Square address the issue to an excellent standard.”

Gavin de Klerk, development director at Moxon Street Residential, said: “We are pleased to be partnering with Dolphin Living to add affordable housing to the Marylebone area. Providing accessible, quality homes to the communities in and around London is vital to the capital’s long-term success and we are delighted to contribute.”
