London property: What £250k can get you in the cheapest and most expensive borough

It’s no secret that the London property market can be difficult to tackle. With the best houses and flats getting swiped up quickly, it’s important to act fast, but that’s not always that easy with the staggering price of real estate in the capital.

The most pricey borough in London is, unsurprisingly, Kensington and Chelsea where the average house price is a whopping £1,540,284. On the opposite end of the spectrum, Barking and Dagenham is the cheapest borough, according to RightMove and Zoopla.

The average house price in this area of East London is £328,830. In Barking and Dagenham, buyers only need a household income of £66,750 – much cheaper than other parts of the city. MyLondon took a look at what £250,000 can get Londoners looking to get on the property ladder in Kensington and Chelsea compared with Barking and Dagenham.

Kensington and Chelsea

The flat is located on the ground floor of a stunning building

Beaufort Street

Firstly, this one-bed flat comes in well under budget at just £220,000. It is up for sale via Modern Auction and buyers fees apply but this is still a bargain for the most expensive borough in London. The ground floor flat also benefits from a communal patio garden.

There is room for a comfy double bed in the bedroom

The flat has a spacious bedroom and reception alongside a cosy bathroom.

One potential issue is that the seller is looking for cash buyers only but the location is worth the inconvenience. The property is ideally located, close to King’s Road with an SW3 postcode.

Nearby transport links include South Kensington Station (less than a mile away) and Imperial Wharf Station which is just 0.7 miles down the road.

Chelsea Cloisters

The studio flat has a porter

For £250,000, London property hunters can find this charming one-bed studio flat in Chelsea Cloisters. RightMove described its ideal location: “Chelsea Cloisters is located between South Kensington and Sloane Square with access to so many amenities on Fulham Road, Walton Street, Sloane Avenue and Kings Road.”

The second floor property benefits from a 24 hour porter and lift access. Though it is a studio flat, the kitchen is separate, giving the illusion of more space.

Nearby transport links include South Kensington Station which is just 0.3 miles away and, slightly further away, Sloane Square Station lies only 0.5 miles from the flat.

For just £250,000, this flat has plenty of room for a first time buyer

Still in Kensington and Chelsea, house-hunters can find another one-bed bargain on the fifth floor. Bright and spacious, RightMove describes the layout as “a bright semi-open plan living room/kitchen, balcony, 1 large double bedroom and stylish bathroom.”

The property is due to undergo extensive renovation, including new windows

The proposed renovations to the property are subject to a major works proposal which explains the low price tag.

Darfield Way is near to Holland Park Avenue, Shepherds Bush and close-by amenities, making it a lovely place to live. Latimer Road Station is also within easy reach at just 0.1 miles away. The area’s transport links would make the morning commute a breeze.

Barking and Dagenham

High Road, Chadwell Heath

For £250,000, the cheapest borough offers a whole extra bedroom compared to Kensington and Chelsea. This two-bed flat also has a whole host of onsite amenities.

The living room has stunning views of the city through huge windows

The property benefits from a balcony for summertime sun-bathing and an allocated parking space to make getting around the city even easier. On top of that, residents get a gym and communal roof terrace.

Situated on the second floor, the space consists on a large reception room, kitchen, two bedrooms and one bathroom. Plus, there is no chain so buyers can swipe this flat up relatively quickly.

Just 0.6 miles away is Chadwell Heath train station (which is part of the Crossrail project) making commuting even easier. To add to the many plus points of this flat, High Road shopping facilities are just 0.3 miles down the road.

For £240,000 this Barking flat is a real bargain with an allocated parking space included. On the fourth floor, the one-bed apartment is in a beautiful condition with wooden flooring throughout.

RightMove described the property as: “Situated over 550 sq. ft. internally the property offers a bright and airy open plan living and kitchen area with modern integrated appliances, floor to ceiling windows allowing lots of natural light throughout, a well proportioned double bedroom and a chic family bathroom. Additionally, the apartment benefits from a private balcony and ample storage space throughout.”

The bedroom is a blank canvas to make your own

This flat is ideally located, close to River Roding and just a short walk from bus routes. Barking Riverside Station is opening soon as an Overground station, improving the property’s transport links. Upney Station is also 1.4 miles away.
