Thanks to the Elizabeth Line, Southall is a new hotspot
As home to London’s largest South Asian community, Southall is often referred to as Little India, and the restaurants and street food stalls along bustling Southall Broadway are a magnet for foodies flocking in from across the capital.
Thanks to ongoing regeneration and improved connectivity once Elizabeth line trains are up and running, it’s become a property hotspot.
According to research by Savills estate agency, house prices within a kilometre of the new station have jumped by over 62% in the past five years — more than anywhere else on the Crossrail route — but it’s still very affordable by west London standards.

This is a post-war suburb and its residential streets are typically lined with 1930s and 1950s terraces, semis and detached houses.
Flats start at just shy of £250,000 and three-bed terraces from about £450,000 — equivalent to the cost of a two-bed flat in more fashionable central Ealing.
The trophy roads are in Norwood Green, south of the Grand Union Canal and where the biggest houses cross the £1 million mark.
However the landscape is changing as thousands of new homes are being built, many targeting first-time buyers by offering Help to Buy or shared ownership.
What’s new in the area?
One, two and three-bed apartments are ready to move into now at Redrow’s The West Works, a two-minute walk from Southall station. They have floor to ceiling windows and access to a communal roof terrace with sweeping views, from £305,000 with Help to Buy.
When finished, Berkeley’s The Green Quarter will comprise 3,750 new homes on an 88-acre site including parks, wetlands and wildlife and plant habitats, making it one of the country’s most biodiverse developments.
Two-bed apartments are for sale, all with private outside space and use of facilities such as a swimming pool and gym, from £480,000 and Help to Buy’s available, berkeleygroup.co.uk.

One studio and one two-bed apartment are left at Arro, Catalyst’s shared ownership development in the heart of the Green Quarter. Move-in ready, they’re from £66,875 for a 25% share of £267,500, and offered with 5% deposit paid and a year’s service charge holiday.
Further shared ownership apartments are available within The Green Quarter at Latimer by Clarion Housing’s Union Walk. first-time buyer event is being held on February 12, from £67,250 for 25% of £269,000.
Junction West, also by Latimer, is a collection of one, two and three-bed shared ownership apartments moments from the station. Find out more at the FTB event on February 19, from £73,750 for 25% of £73,750 of £295,000.
Junction West is great for commuters
Evolution, from Network Homes, is a mix of one, two and three-bed shared ownership apartments with private balconies and a communal courtyard garden. They start at £75,000 for 25% of £300,000.
And one and two-bed shared ownership apartments are on offer at Rub1X, from Persona Homes. Set around a communal garden, they’re also from £75,000 for 25% of £300,000.
High-spec one, two and three-bed new rental apartments are up for grabs at UNCLE Southall, from £1,396 per month. Amenities include a co-working space, karaoke and Zoom rooms, a Sky lounge with a yoga studio and meditation pod, and a gym equipped with Peloton bikes.
And 460 rental homes are being delivered by Connected Living London — a partnership between Grainger PLC and TfL — at Southall Sidings, next to the station.
