Fourth_space wins approval for infill homes in west London

The Hackney-based practice is designing homes across 16 garage sites for affordable housing provider Sapphire Independent Living.

The scheme is part of Hounslow’s 5000 Pledge, which aims to create 5,000 new affordable homes on small sites by 2022.

In the first batch, permission has been granted for projects at Clifton Parade, Layton Court, Manor Gardens and Oxford Way.

Each plot ranges in size and complexity, but fourth_space explained that it ensured the schemes were viable by using a simple palette of materials and fixtures which could then be standardised.

‘Working on all 16 sites simultaneously has allowed the development team to have a rolling programme of discussions and feedback with the planning department, and through the design process address in some detail, a range of issues from overlooking, access, bins, security, amenity and zero carbon targets,’ the practice said.

Sapphire Independent Housing Group chief executive Heather Thomas said: ‘We are excited to be working on these small sites with fourth_space and they have developed an understanding of Sapphire’s requirements and aspirations.

‘They have offered innovative and groundbreaking solutions to the design complexities we have encountered on the journey through the planning process with these mainly small and constrained sites.’
